Hickok Cole transformed Washington DC’s 909 Rose Avenue, a 12-story office building with a striking facade featuring glass curtain walls and architectural terracotta panels, optimized for natural light and place-making.
909 Rose Avenue is a new 230,000-SF, 12-story Class A office building designed to appeal to developing tech firms and those seeking newer, amenity-packed office space in Rockville’s booming Pike & Rose development.
A glass curtain wall and fluted, glazed architectural terracotta panels embedded in precast concrete make up the building’s striking facade. Expansive openings, combined with a shallow core depth, contribute to optimized natural light penetration and provide access to exterior views.
A heavy emphasis on place-making at the lower levels grounds the structure in the context of its up-and-coming neighborhood. Set back from the intersection of Rose Avenue and Trade Street, the building entry provides a lush public plaza with outdoor restaurant seating and leading tenants and visitors into the sleek lobby space.
The building features the world-class amenities and services in demand by today’s workforce, which include lounge spaces and collaborative meeting rooms with WiFi, on-demand catering, a flexible conference center, a fitness center with full service locker rooms as well as a bike storage in the garage. With multiple outdoor terraces, tenants have access to sweeping views of the neighborhood at the fourth and eleventh floors as well as a rooftop with a gracious outdoor terrace.
