IA Interior Architects renovated 816 Congress in Austin with a focus on enhancing the building’s design and functionality to create a hospitality-focused and user-friendly environment that reflects the local community’s architectural landscape.
Real estate investment management and development firm Regent Properties acquired 816 Congress, its first commercial real-estate asset in Austin, during a phase of active expansion into high-growth Sun Belt cities. Though the building enjoyed a prime downtown location, it had some quirks, among them an unusual angular footprint and a disjointed series of additions. Furthermore, the main entrance was set back from Congress Avenue, creating a point of compression, not to mention hidden behind a colonnade that felt like a barrier.
IA Interior Architects resolved those challenges and more—including limited available base drawings—during a comprehensive renovation of the property. The firm researched nearby buildings extensively, gathering insights and inspiration that guided the redesign. This deep dive into Austin’s architectural landscape sparked a plan that not only met Regent’s objective of creating a hospitality-focused, user-friendly environment but also resonated with the local community.
A fully transformed arrival sequence redefined the building’s identity. Removing a single column from the Congress Avenue colonnade opened the street front, creating an inviting and alluring new front door. IA reimagined the entry point as a garden experience, instating a seamless indoor-outdoor connection. A series of illuminated arches in progressively smaller scales now guides visitors through the forecourt into the building lobby, making it feel less hidden-away and lending a sense of discovery. IA also re-clad the exterior columns, added new plantings, and introduced soft curves, from architectural elements to furniture. These features combined to give the building more street appeal as well as improve flow and accessibility.
Archways are a recurring theme throughout the entry procession and interior, adding cohesion and architectural interest. A black metal “ribbon”—the same color as the new exterior cladding—now envelops the lobby, a guiding element that unifies the overall design scheme and provides a sense of continuity from outside in. Large-scale light installations were strategically placed to both illuminate and add sculptural dynamism.
The bulk of the redesign efforts were focused on key areas. The ground-floor lobby and reception area were updated with all-new finishes and furnishings, including a brass light fixture, a large cold-rolled steel portal with integrated lighting, and custom reception desk featuring dimensional stone and a fiber-based artwork. A wood bench now rings the base of a raked-plaster column, adding texture, warmth, and a sense of comfort. The vibe is upscale but approachable, with angular seating vignettes that nod to the building’s geometry. The elevator lobbies on levels 1, 3, and 15 were redesigned with detailed ceiling elements and uplighting to create a sophisticated atmosphere. These collective upgrades elevated the occupant experience by transforming transitional spaces into visually engaging areas.
Another strategic move that revivified the property was the introduction of a retail ecosystem on the lower floors, plus a game room and lounge for tenants. Together with the redesign, these new amenities have fostered a vibrant, multi-use environment that’s attracted a diversity of occupants, significantly enhancing the property’s functionality and appeal.
