KOKO3’s Bob W. Kamppi Hotel in Helsinki masterfully blends 1970s brutalism with sustainable design, transforming a former office building into an inviting hospitality destination marked by Finnish craftsmanship and innovative reuse.
KOKO3’s renovation of Bob W Kamppi fuses 1970s brutalism with serious sustainability, creating a compelling new location for Europe’s fastest-growing tech-driven hospitality brand, Bob W.
The transformation reimagines a former 1970s office building in the heart of Helsinki into a next-generation hospitality destination featuring 99 design-led apartments, a collaborative co-working space, and a rooftop Sauna Lounge with panoramic views over the Helsinki skyline.
KOKO3’s design draws inspiration from the building’s brutalist roots and layered Helsinki, merging 70s essence, Finnish design, upcycling of existing materials, and curated vintage pieces into a cohesive whole.
The spaces celebrate local craftsmanship and Finnish design through beds by Matri, brutally sophisticated solid pine furniture by Vaarnii, Kukkapuro chairs by Lepo, and sofabeds by Ikimakee. Custom fabrics for the beds and stools are woven in Finland’s last remaining weavery. Art, textiles and custom carpets were designed by KOKO3, handcrafted ceramics by Tero Kuitunen, and vintage pieces by Finnish design icons such as Yrjö Kukkapuro.
At the top of the building, the Sauna Lounge by Iittala & Bob W honors Finland’s sauna culture and design heritage, featuring its original fireplace and curated Iittala objects.
By retaining and renovating an old building rather than constructing a new one, the project reduced carbon emissions by 70% compared to new construction. Revitalizing an unused building not only preserves its architectural heritage but also benefits the local community, providing a welcoming base for guests to connect with the city and its surrounding services. Reused and upcycled materials further contributed to the project’s LEED Gold certification for environmental performance.
Following their earlier collaboration on Bob W Kaarti in Helsinki, KOKO3 and Bob W continue to demonstrate how design-led sustainability and adaptive reuse can give new life to the city’s architectural heritage — and redefine modern hospitality.
