  • As Executive Architect for TSX Broadway, Mancini orchestrated one of New York City’s most ambitious redevelopments – transforming the heart of Times Square into a 46-story, mixed-use icon that redefines the intersection of entertainment, retail, and hospitality.

    Partnering with developer L&L Holdings, Mancini led the coordination of over 45 consultants, 15 authorities having jurisdiction, and five client stakeholders to deliver a 550,000 sf vertical destination. The complex includes 125,000 sf of retail, 30,000 sf of dining, 10,000 sf of terraces, and the 669-key Tempo by Hilton Hotel – Hilton’s first of its new lifestyle brand worldwide.

    Built above the preserved Palace Theatre, the Tempo by Hilton rises as a contemporary sanctuary within the energy of Times Square. Mancini served as Lead Architect and Executive Architect for the hotel’s 260,000 sf design, working together with the interiors team to craft a seamless guest journey, from street-level arrival to elevated guestrooms. The design embraces a wellness-forward hospitality model tailored to modern travelers seeking both calm and connection amid the city’s most dynamic setting.

    One of the project’s most technically complex achievements was the elevation of the historic Palace Theatre by 31 feet, a remarkable feat of engineering that preserved its architectural integrity while unlocking new retail and entertainment potential at grade. This bold move created room for a new multi-level podium housing world-class retail, food and beverage, and performance venues, including TSX Entertainment’s cantilevering outdoor stage, a first-of-its-kind platform that extends directly over Times Square’s crowds.

    Mancini’s role extended beyond architecture to become the central hub for communication and coordination – a true arena where diverse specialists worked together fluidly under one vision. The firm also oversaw the integration of a wrap-around LED façade, a defining element of TSX Broadway’s visual identity that merges digital storytelling with architectural innovation.

    Through visionary leadership and technical precision, Mancini helped shape a new kind of urban landmark; one that honors Times Square’s theatrical past while embracing its future as a global stage for experience, hospitality, and design innovation.
