Mancini Duffy transformed 300 and 400 Connell Drive in Berkeley Heights, New Jersey, into vibrant amenity spaces that harmoniously blend work and wellness within a contemporary, hospitality-focused mixed-use campus.
Mancini partnered with Connell Real Estate Co. to revitalize The Park, a premier mixed-use campus in Berkeley Heights, New Jersey, through the transformation of both 300 and 400 Connell Drive. The comprehensive redesign introduces a hospitality-forward approach that blends work, wellness, and social experiences, creating an environment that encourages community and supports a vibrant return to in-person work.
At 400 Connell Drive, Mancini crafted a dynamic renovation that redefines the traditional office environment. The project introduces an upgraded lobby and lounge, complemented by new amenity areas, a full fitness and wellness center, and inviting social spaces. The second-floor fitness center and spa include a meditation room, nap room, Pilates studio, and high-end locker rooms, while the new game room with billiards, ping-pong, and a reading nook – fosters connection and relaxation throughout the workday.
A major design challenge was locating the new fitness center directly above existing office spaces. Mancini addressed this by designing an acoustic raised floor system, ensuring superior sound insulation without compromising structural or aesthetic integrity. The resulting space balances energy and tranquility, seamlessly integrating physical wellness into the workplace experience.
At 300 Connell Drive, Mancini supported Connell Real Estate Co. in repositioning the building with an elevated, hospitality-centric aesthetic. The redesign enhances the lobby, dining areas, and communal zones to create a destination where work and leisure coexist. The building’s dramatic three-story atrium features an ornamental stairway and water wall, while a newly reimagined café replaces the traditional cafeteria with a glass-enclosed dining area and a suite of modern amenities. Highlights include a test kitchen for culinary events and chef residencies, an espresso bar, cocktail lounge, and flexible coworking spaces that encourage collaboration and social engagement.
Together, the renovations at 300 and 400 Connell Drive elevate The Park’s identity as a lifestyle destination where shopping, dining, and working intersect in a contemporary, hospitality-driven setting. Mancini’s design vision replaces the former corporate aesthetic with a refined, modern ambiance, bringing warmth, texture, and purpose to every corner. The result is a reimagined campus that exemplifies the future of mixed-use environments: connected, wellness-oriented, and designed to inspire.
