Franklin Square Lobby and Amenity Spaces

Hickok Cole‘s renovation of Franklin Square in Washington DC revitalizes Phillip Johnson’s post-modernist design with boutique amenities, glass walls, and a modern entry sequence, blending classic and cool elements.

  • The renovation of Franklin Square at 1300 Eye Street rejuvenates Phillip Johnson’s post-modernist design with a timeless new brand strategy, the addition of boutique amenities, and an updated entry sequence for the perfect blend of classic and cool.

    Point-supported glass walls replace entry doors and heavy bronze grillwork previously set into a deep arcade space that is now recaptured for interior amenities. The new entry is anchored by four illuminated canopies designed to draw the eye through the space to reception, while also creating a strong visual connection to Franklin Square Park, the building’s namesake.

    A grand lobby retains the building’s original two-story columns and marble floors, accenting them with padded leather walls and custom artwork. Tucked away behind reception is a new café, offering coffee and snacks for building tenants in a comfortable and welcoming environment.

    Lighting played a major role throughout the design, both in highlighting the original architecture and lending a soft, yet contrasting modern touch.

    Two new slab openings create a visual and physical connection to the concourse level below featuring a large conference facility, several smaller meeting rooms, and a renovated fitness center. The connection is amplified by two sculptural art pieces, a new monumental stair, and bold fluted columns designed to create the illusion they’re extending directly through the floor.
